First, a note on the numbers
- Scheduled is not delivered. Research firms publish the pipeline that developers have scheduled. In practice, far fewer homes are completed on time. In Dubai, Cavendish Maxwell reported that only 48.9% of the homes projected for 2025 were completed, and 41.3% of those scheduled for the first half of 2026.
- Villa-only forecasts are rarely published. Most reports give a total for all homes plus the share that is villas and townhouses. Where only totals are available, I estimate the villa portion using the published villa share and recent completion rates. Every estimate is clearly labelled.

Dubai villa handovers in 2029 and 2030
No research firm currently publishes a reliable villa-only forecast for 2029 and 2030, because most of those homes depend on projects launched in 2026 and 2027. The launch data points to thinner villa supply later in the decade:
- In the first quarter of 2026, villas made up just 1.1% of newly launched units in Dubai, and townhouses 5.2%, down from 5.3% and 11.0% a year earlier (Cavendish Maxwell).
- Villa launches in the first half of 2026 fell 78% year on year, according to Cushman & Wakefield Core.
Major villa projects currently scheduled for 2029 to 2030 include The Oasis by Emaar (Marèva phases, early 2030), Palm Jebel Ali Frond F (early 2030) and several Sobha and Emaar communities in 2029. Across all property types, Knight Frank estimates that roughly 350,000 homes could arrive in Dubai between 2026 and 2030.

Cavendish Maxwell expects Abu Dhabi's total stock to reach around 373,100 homes by 2028, the biggest delivery year in the current pipeline. Abu Dhabi has historically delivered supply in stages, which helps the market absorb new homes gradually.

- Prices: villa prices rose more than 10% in the first half of 2026, led by Yas Island (up 14.2%) and Saadiyat Island (up 10.7%), according to Cavendish Maxwell.
- Sales: Hudayriyat Island led villa sales with more than 1,570 transactions in the first half of 2026 (Cavendish Maxwell).
