What is Bay Estates?
Bay Estates is Nakheel's first villa and townhouse release on Island E, one of the five islands that make up Dubai Islands, Nakheel's waterfront master development off the coast of Deira. Island E is being positioned as an ultra-low-density district, with private beaches, marina-side promenades and landscaped parks.

Bay Estates is marketed with five home types:
- 3 and 4-bedroom townhouses
- 4-bedroom attached villas (ground plus one floor)

Homes feature open layouts, large windows, private gardens and, on selected villas, pools and rooftop terraces.
Bay Villas: the earlier Dubai Islands release
Bay Estates follows Nakheel's Bay Villas on Dubai Islands, a collection of more than 600 homes across five property types. Gulf News reported that Bay Villas launched from around AED 4 million for 3 and 4-bedroom townhouses, up to about AED 13.8 million for 5-bedroom waterfront villas, with strong buyer demand, and Nakheel has since awarded a AED 2.6 billion construction contract for them. That track record gives useful context for Bay Estates' pricing and demand.

Dubai Islands sits off the coast of Deira, close to Dubai International Airport and the old city. The master plan includes hotels and resorts, beach clubs, marinas, retail, dining and healthcare, with residential communities across a range of price points.
Prices and payment plan
Market reports put Phase 1 prices from around AED 4.7 million, with one widely circulated plan of 25/55/20 and handover in Q4 2029. These haven't been officially confirmed yet, so treat them as indicative until launch.
Is Bay Estates a good investment?
First release on Island E. First phases in new Nakheel destinations, such as Palm Jebel Ali and earlier Dubai Islands releases, have drawn strong demand.
Master developer control. Nakheel delivers both the homes and the surrounding island infrastructure, which reduces the risk of a community being left unfinished.
Accessible entry for beachfront Dubai. Starting prices are well below Palm Jumeirah and Palm Jebel Ali villas.
Golden Visa. Homes at AED 2 million and above can qualify for the 10-year UAE Golden Visa.
