What is Amali Residences?
Amali Residences is an ultra-luxury twin-tower development on the Dubai Water Canal, in Al Wasl, right next to Business Bay. It's co-developed by Amali Properties, founded by Amira and Ali Sajwani, and AHS Properties, founded by Abbas Sajwani. Both are part of the family behind DAMAC, and AHS has already delivered prime projects such as Casa Canal and One Canal on the same waterway.
The towers are designed by Killa Design, the studio behind the Museum of the Future, with interiors by HBA. With around 211 homes, it's a small, private collection aimed squarely at Dubai's super-prime market.
The residences
Homes range from 2 to 6 bedrooms, including sky villas, podium villas, triplex layouts and full-floor penthouses. Every residence has its own private pool, and living areas are reported to have ceiling heights of about 5.5 metres, giving the homes a sense of space that's rare in a tower. Views take in the canal, the Downtown skyline and the sea.
Amenities
More than 54,000 sq ft of amenities are spread across three podium levels, known as The Social, The Club and The Retreat. They include pools, a spa, fitness and yoga studios, and business facilities such as an executive boardroom, private studies and a co-working lounge with outdoor terraces.

The Dubai Water Canal runs from Business Bay through Al Wasl to the Arabian Gulf, and it has become one of the city's most sought-after waterfront corridors. Amali Residences is about eight minutes from Burj Khalifa, with Business Bay, Downtown Dubai, City Walk, Jumeirah and Sheikh Zayed Road all close by.

Market reports put starting prices from around AED 10 million, with larger homes and penthouses priced well above that. The published plan is 60/40: 5% on booking, 55% during construction and 40% on handover in Q4 2029. The 4% Dubai Land Department fee is typically paid at reservation.
