Dubai's second palm island is no longer a masterplan on paper. Land is reclaimed, villa construction is underway across the fronds, and the release schedule is thinning fast. For buyers who watched Palm Jumeirah go from AED 1,500 per square foot in 2003 to over AED 10,000 today, the question is simple: does Palm Jebel Ali offer the same asymmetry at the same stage? On the numbers, it does — and the current Frond F release is the sharpest entry point available.
1. Palm Jebel Ali at a glance
Twice the size of Palm Jumeirah — roughly 13.4 km² against 5.7 km², with about 110 km of new coastline.

Frond F is the final release of this beach and coral villa typology on the island. The 7-bedroom Coral Villa is the standout on land value: AED 2,571 per square foot of freehold beachfront plot, against plot rates on Palm Jumeirah's fronds that commonly exceed AED 8,000. On an island with a finite shoreline, land is what compounds.
4. A better-engineered island: water, traffic, space
Palm Jebel Ali is the second attempt at the concept, with two decades of operating experience behind it. Three differences change daily life for an owner.
Water that circulates. The original palm's tightly enclosed frond channels became known for still, warm water in high summer. Palm Jebel Ali's fronds are set with wider spacing and openings engineered for tidal exchange, so water moves and flushes rather than sitting between the fronds. For a beachfront owner, that is the difference between a beach you swim from and one you look at.
Three entrances and exits. Palm Jumeirah funnels roughly 80,000 residents and millions of annual visitors through a single trunk road. Palm Jebel Ali is planned with three separate connections to the mainland network, distributing traffic instead of concentrating it. Peak-hour egress is a daily quality-of-life issue, and it has been designed out.
Room to build properly. Double the land area means wider plots, deeper setbacks and lower density per metre of beach. Coral plots of 16,000–21,000 sqft simply do not exist as new-build product on Palm Jumeirah at any price.
5. Lifestyle: beach clubs, marinas, hotels and retail
The masterplan is resort-led rather than built around a single strip: approximately 80 hotels and resorts, planned marinas, members' beach clubs on the crescents, and neighbourhood retail on the fronds themselves so a coffee, a clinic or a school run does not require leaving the island. Schools, nurseries, mosques and parks are provisioned for roughly 35,000 families, with a continuous coastal running and cycling loop along the fronds. Amenity is what re-rated Palm Jumeirah between 2010 and 2020, and it is the phase Palm Jebel Ali is entering now.
6. Is Palm Jebel Ali a good investment?
Three drivers support the case, and one of them is being built as you read this.
The airport moves to your side of the city. Al Maktoum International's AED 128 billion expansion — designed for an ultimate capacity of around 260 million passengers a year — sits directly inland. Palm Jebel Ali is roughly a 20-minute drive; Palm Jumeirah is closer to an hour. Every prime residential market near a major new airport corridor has repriced on delivery.
Launch pricing has already moved. Primary prices for the 5-bedroom beach villa have gone from roughly AED 18M at the first fronds in 2023 to AED 30M on Frond F — about 60% in three years, with amenity still ahead of it.
Yield is competitive for a trophy asset. Benchmarked against current Palm Jumeirah villa lettings and discounted for the island's earlier stage, a 5-bedroom beach villa should support roughly AED 1.4–1.8M a year at handover — a gross yield near 4.7–6.0%, before the tax-free treatment of that income in the UAE.
7. Payment plan, costs and the Golden Visa
Launch units are sold on a construction-linked schedule — typically around 20% at booking, the balance staged through construction with a final tranche at handover. On an AED 30M villa that is roughly AED 6M of committed capital in year one, against the whole asset's exposure to price movement. Budget separately for the 4% Dubai Land Department transfer and registration fee, and for service charges once the developer publishes them. Non-resident mortgage financing is generally available at 50–60% loan-to-value.

Hotels, marinas and retail arrive in phases after the first villas, meaning early residents live on a maturing island for a period — exactly as Palm Jumeirah's first owners did. And a larger island eventually means more resale stock; the counter to that is position, which is why last-frond beachfront matters more than square footage alone.
