What is Talay?

Talay is an exclusive collection of 351 standalone villas and the first residential community at Marsa Al Saadiyat. The masterplan opens the final phase of development on Saadiyat Island, Abu Dhabi's cultural and beachfront address. Buyers here are among the very first residents of a destination that will eventually be home to more than 58,000 people.

The launch is marketed as Talay and Talay Beach, two sub-communities within the same release. Ask me which plots sit closest to the beach, as positioning affects both price and long-term value.

Marsa Al Saadiyat: the bigger picture

Marsa Al Saadiyat is Aldar's AED 100 billion waterfront destination, covering around 6.4 million square metres and 8 km of coastline. The plan includes:

  • A 1 km promenade, 140 km of walking paths and a 46 km cycling loop

The homes

Talay offers 4, 5 and 6-bedroom standalone villas designed for family life, with generous layouts and private backyards. The contemporary architecture includes bespoke louvre details created with Emirati artist Abdalla Almulla, who is also designing a fountain for the community.

At the heart of Talay is a landscaped green spine with falaj-inspired water channels, an outdoor majlis pavilion and family amenities, with beach access for residents.

Schools and connectivity

Beyond the three new schools planned in Marsa Al Saadiyat, established institutions on Saadiyat Island include Cranleigh Abu Dhabi, Harrow International School Abu Dhabi, the American Community School of Abu Dhabi, Muna British Academy, Berklee Abu Dhabi and NYU Abu Dhabi. The Louvre Abu Dhabi and the wider Cultural District sit next door.

Prices and payment plan

Launch pricing reported by the market starts from around AED 13.5 million for a 4-bedroom villa of about 5,403 sqft, on a 50/50 structure: 5% on booking, 45% during construction and 50% on handover. Reported handover dates range from late 2029 to late 2030, so confirm the date for your specific unit before you commit.

Is Talay a good investment?

First-phase pricing. Buyers at the first residential release of a major masterplan typically enter before the marina, beaches, schools and rail station are delivered. That's where early buyers on Saadiyat Island have historically made their gains.

Scarce standalone villas. Saadiyat Island has limited new villa supply, and standalone homes in a cultural and beach district are rare anywhere in the UAE.

Saadiyat Island already has established villa communities such as Saadiyat Beach Villas and Saadiyat Lagoons, where resale prices have risen strongly as the island matured. Talay's difference is timing: you buy at the start of the island's final phase, rather than into a finished community. Compared with branded beachfront homes like Four Seasons Private Residences, Talay offers far more space per dirham, without hotel-style services.

What to weigh

This is a long-dated off-plan purchase, with 50% due on handover. The wider masterplan will take years to complete, so early residents will live in a community that is still growing. Plot position within Talay matters, especially relative to the beach and the green spine.

Buying off-plan in Abu Dhabi: costs at a glance

Abu Dhabi's government registration fee is 2% of the price, half of Dubai's 4% Dubai Land Department fee. Off-plan sales are registered with the Abu Dhabi Real Estate Centre (ADREC) through the DARI platform, and your payments go into a regulated escrow account tied to construction.
