What is Wadeem Gardens?

Wadeem Gardens is a gated villa community by Modon, the master developer of Hudayriyat Island. It sits within Wadeem, a new district planned for around 35,000 residents and built around a climate-controlled spine that links homes to work, schools, healthcare, retail and entertainment.

Wadeem Gardens is different from Modon's earlier Wadeem plots release. Here, Modon builds the villa for you, with a choice of design, rather than you building on your own plot.

The villas

Homes are arranged in three gated clusters, with a choice of Contemporary Arabic or Modernist façades and two internal layout options.

Every villa has a designated space and provision for a private pool. The villas are not directly on the waterfront, but Modon says waterfront promenades are within walking distance of every home. The community is gated, with 24-hour security.

Life in the Wadeem district

The district is planned with a climate-controlled spine of around 2.3 km, connecting residents to an arena, clubhouses, an office park, healthcare centres, two international schools, cinemas, retail, dining and a waterfront promenade. Reported drive times are about 15 minutes to Zayed International Airport, 20 minutes to ADGM and 23 minutes to the Louvre Abu Dhabi.

Hudayriyat Island itself is a large leisure and sports destination, with beaches, cycling and running tracks, water sports and other Modon communities such as Al Naseem, Nawayef, Bashayer and Hudayriyat Golf Estates.

Payment plans and finance

Both reported payment plans start with a 5% down payment. Alongside a 45/55 plan, a 25/75 option with ADIB finance lets you pay 25% during construction, with the bank financing the rest subject to mortgage approval. Modon states you don't need to be an existing ADIB customer. UAE nationals are reported to receive a 5% rebate from Modon.

Is Wadeem Gardens a good investment?

Accessible entry for Abu Dhabi villas. Starting prices are well below prime Saadiyat and Yas waterfront villas, for large, new homes on generous plots.

Proven demand. Modon's earlier Wadeem plot launch reportedly sold more than 1,700 plots within 72 hours, showing strong buyer interest in the district. Past demand doesn't guarantee future price growth, but it signals confidence in the location.

Low upfront cash. The 25/75 structure with bank finance keeps the capital you commit during construction low.

The main choices are the cluster, the façade style and the internal layout. Contemporary Arabic façades suit buyers who want a classic regional look, while Modernist façades appeal to international buyers. What to weigh

Handover is not until Q2 2031, and the district's amenities will arrive over time. The villas aren't directly waterfront, and financed plans depend on mortgage approval. Choose your cluster and façade carefully, as they affect resale appeal.

Buying off-plan in Abu Dhabi: costs at a glance

Abu Dhabi's government registration fee is 2% of the price, half of Dubai's 4% Dubai Land Department fee. Off-plan sales are registered with the Abu Dhabi Real Estate Centre (ADREC) through the DARI platform, and your payments go into a regulated escrow account tied to construction. If you use a mortgage at handover, add a mortgage registration fee of 0.1% of the loan. On a AED 8.7M villa, the 2% fee is about AED 174,000.
