Living in Downtown Dubai
Everything is on your doorstep: The Dubai Mall, Dubai Opera, Souk Al Bahar and hundreds of restaurants, with Burj Khalifa/Dubai Mall Metro station for easy access across the city. DIFC and Business Bay are minutes away, which keeps demand high from professionals who want to live close to work.
Pros
- One of the most recognisable addresses in the world, which supports resale demand
- Strong holiday-home demand for furnished apartments (with the right permit)
- Limited land for new supply compared with newer districts
- Walkable, with Metro access
Things to weigh
- High entry prices per sq ft
- Lower long-term rental yields than mid-market areas
- Busy and touristy, which doesn't suit every family
- Service charges can be high in premium towers
Is Downtown Dubai a good investment?
Downtown is a capital-preservation and prestige play rather than a pure yield play. Gross long-term yields of around 5% are below the Dubai average, but limited new supply and global recognition have historically supported values. Well-chosen furnished units can earn more as holiday homes.
Buying and renting out in Downtown Dubai
Buying costs. Budget around 4% of the price for the Dubai Land Department fee, plus smaller registration and trustee fees, and an agency fee of around 2% on resale purchases. Many off-plan launches are commission-free for buyers. See the full breakdown in how to buy property in Dubai as a foreigner.
Service charges. Owners pay an annual service charge per square foot, which varies widely between buildings. Always compare it before buying, because it has a big effect on your net rental yield.
Renting out. Long-term leases are registered through Ejari. Holiday homes need a permit from Dubai's Department of Economy and Tourism, and some buildings don't allow them. I can also arrange property management if you'd rather not manage tenants yourself.
