Living in Jumeirah Village Circle
JVC has Circle Mall, dozens of parks, schools and nurseries, and easy road access to Al Khail Road and Sheikh Mohammed Bin Zayed Road. Dubai Marina, Dubai Hills and Al Barsha are within about 15 minutes' drive. There's no Metro station in JVC, so most residents drive.
Pros
- Accessible entry prices for Dubai
- Among the highest rental yields in mainstream Dubai
- Large tenant pool of professionals and families
- Plenty of off-plan choice from many developers
Things to weigh
- Large new supply can soften rents in some years
- Quality varies a lot between developers
- No Metro access
- Capital growth is usually slower than in prime areas
Is Jumeirah Village Circle a good investment?
JVC is Dubai's classic yield market. The average gross yield is around 6.4%, and smaller units often achieve more, but the amount of new supply means developer and building choice matter more here than almost anywhere else. Focus on well-built projects with sensible service charges.
Buying and renting out in Jumeirah Village Circle
Buying costs. Budget around 4% of the price for the Dubai Land Department fee, plus smaller registration and trustee fees, and an agency fee of around 2% on resale purchases. Many off-plan launches are commission-free for buyers. See the full breakdown in how to buy property in Dubai as a foreigner.
Service charges. Owners pay an annual service charge per square foot, which varies widely between buildings. Always compare it before buying, because it has a big effect on your net rental yield.
Renting out. Long-term leases are registered through Ejari. Holiday homes need a permit from Dubai's Department of Economy and Tourism, and some buildings don't allow them. I can also arrange property management if you'd rather not manage tenants yourself.
