The cash you need upfront
Your deposit is only part of it. In Dubai, you'll also pay the 4% Dubai Land Department fee, mortgage registration of 0.25% of the loan plus AED 290, a bank valuation of around AED 2,500 to 3,500, and a bank arrangement fee of up to 1% of the loan. Mortgage or payment plan?
Many off-plan projects offer developer payment plans, such as 50/50 or 60/40, where you pay in stages during construction with no interest. How much can I borrow?
Two limits apply: the loan-to-value limit, shown in the table above, and the debt burden limit. Your total monthly debt repayments, including the new mortgage, car loans and credit cards, can't exceed 50% of your monthly income. For example, with an income of AED 25,000 a month and no other debts, your mortgage payment could be up to AED 12,500, which supports a loan of roughly AED 2.3 million over 25 years at 4.25%.
Fixed or variable rate?
Most UAE mortgages start with a fixed rate for one to five years, then move to a variable rate linked to EIBOR, the Emirates Interbank Offered Rate, plus a margin, typically around 1.5% to 3%. A fixed rate gives certainty, while a variable rate can fall or rise with the market. Check the rate you'll move to after the fixed period, as well as the headline rate.

Documents you'll usually need
- Salaried: passport, Emirates ID and visa, a salary certificate and around six months of bank statements.
- Self-employed: trade licence, company and personal bank statements, and audited accounts, often for two years.
- Non-residents: passport, proof of income and bank statements from your home country, and a credit report where available.

- Life insurance: usually required, at around 0.15% to 0.25% of the balance a year.
